Dear Community Leaders and Potential Investors,
We are excited to present a groundbreaking initiative to address the pressing need for affordable housing in the Northern Tier region of Pennsylvania. Our mission is to eventually create 50 new homes for rent across Bradford, Tioga, and Potter counties, providing quality, affordable housing for average families in our community.
The Vision
- 50 new homes, mix of 2 and 3 bedroom units as townhomes and apartments
- Focus on community-centric designs, not isolated units
- Leverage innovative, cost-effective building methods
- Organized by the Church of the Northern Tier – a cooperative effort among local Christians, but welcome to all members of our communities!
Why This Matters
Addressing a Critical Need
Affordable housing is essential for the vitality and growth of our region, and we have less than 30 available residential rental properties TOTAL along the I-6 corridor, from Coudersport to Towanda!
Community Building
This project will strengthen our community bonds and create opportunities for families to thrive.
Economic Impact
New housing development or renovation of existing properties will stimulate our local economy and create jobs!
Innovative Approach
By combining community investment, potential sweat equity, and modern building techniques, we’re creating a community-driven model that could be replicated across rural America.
The Plan
- Initial Community Fundraising: We aim to raise the first $50,000 through local commitments all the way down to $100 here on WeFunder, demonstrating our community’s dedication to this cause.
- Phased Development: We’ll start with a pilot project and scale up as we gain momentum and prove our concept, and our conviction that cooperative community efforts can do well while doing good!
- Partnerships: We’re exploring future collaborations with local organizations , housing authorities, and nonprofits to maximize our impact! For specific orgs we’ve already reached out to, scroll down!
Financial Overview
- Estimated total project cost: $5-7 million (based on $100-$140 per sq ft for 50 units averaging 1000 sq ft each)
- Initial fundraising goal: $50,000 in funding commitments to kickstart the project and attract broader investment
- Long-term funding: Combination of community investment, institutional funding, community development grants, builder partnerships and sponsorships
Community Involvement
We envision this as more than just a housing project – it’s a community endeavor. We’re exploring innovative ways for community members to get involved, including:
- Investment opportunities for all budget levels through crowdfunding
- Potential for “sweat equity” contributions, allowing individuals to earn ownership through labor
- Community input on design and planning to ensure the development meets local needs
Why You Should Invest
- Social Impact: Your investment will directly contribute to improving lives in our community by providing affordable housing to families in need.
- Financial Returns: While prioritizing affordability, the project aims to generate sustainable returns for investors through rental income and potential property appreciation.
- Community Development: By investing, you’re not just building houses; you’re building a stronger, more vibrant Northern Tier region.
- Innovative Model: Be part of a cutting-edge approach to rural housing development that could serve as a model for communities across the country.
- Legacy: Leave a lasting positive impact on your community that will benefit generations to come.
Join us in this exciting journey to create affordable, community-driven housing in the Northern Tier! Your investment and support can make a real difference in the lives of our neighbors and the future of our region.
